There are websites out there that lure you to put your contact information and click a button promising to give you the ‘actual value’ of your home. Then they show you a big number & get you excited. I do NOT even want to go into mentioning any website names for legal reasons but let’s just put it this way, most of those “tell me what my home is worth websites” show higher values than what the properties are actually worth. Why? Well, because certain websites then sell that info to Realtors/Brokers/Real Estate Agents. Then, the next thing you know you are getting a phone call. Sound familiar?
Well, here’s what we can do for you. We can run a property profile in less than 2 minutes & have it in your email box while we are on the phone together so we discuss & look at the comps together. The property profile will show us all the recent sales (from the MLS & For Sale by Owner) in your neighborhood so we can discuss it with you intelligently what we think your current property value of your property is. After being in lending for 22+ years, we’ll show you what the appraisers do in order to determine your exact property value.
How do we do this? Well, it’s called a property profile & CMA (Comparative Market Analysis). We will look at all the properties that have sold in the last 6 months in your neighborhood & focus in on the last 90 days (since that’s what appraisers will use). Then, we look at the current listings on the MLS. Sounds pretty simple & guess what, generally speaking, it is!
It’s important to note that appraisers are typically very conservative in nature so we take that same approach when discussing your home’s value. But when we get 10 offers in a week on your property, the current market conditions may allow us to sell the property higher than what it would appraise for. We see this happen all the time. We have solutions.
